Rooftop Membrane Replacement and Water tank Remediation – Broadwater Shores, Runaway Bay, QLD

NCR completed a full rooftop membrane removal and replacement at Broadwater Shores, delivering a trafficable, UV-resistant polyurethane waterproofing system designed for harsh rooftop exposure.

The existing membrane was stripped from the slab, upturns and hobs using shrouded grinders with H-Class dust extraction, followed by thorough substrate prep, cracks were chased and sealed with a polymer-modified polyurethane joint sealant, surfaces cleaned, drains cleared, and defects rectified to ensure sound adhesion and correct falls.

The new system was installed with a 2-part epoxy primer, full detailing to penetrations and junctions, two coats of polyurethane membrane, and two coats of trafficable UV-resistant grey top coat, before final QA inspections and client handover.

Works included breakout of defective concrete, treatment of exposed reinforcement steel, and reinstatement using Fosroc structural repair mortar, followed by a durable protective finish with two coats of Dulux, ideal for harsh coastal conditions.

The Oasis Shopping Centre - 1500 m2 Podium Remedial Waterproofing

NCR completed a large-scale remedial waterproofing upgrade across the 1500m2 level 3 podium at The Oasis Shopping Centre in Broadbeach QLD.

Works included full removal and disposal of existing membranes and coatings, mechanical surface preparation back to sound concrete, and repair of cracks and concrete defects. All control and expansion joints were replaced using the ARDEX jointing system with backer rod installation. Waterproofing was completed using the ARDEX WPM system across the podium surface, penetrations, drainage points and planter boxes.

NCR was recently contracted by a high-rise residential building on the Gold Coast. They were experiencing water ingress through the control joints in the basement parking levels. This issue posed not only safety hazards but also caused damage to the paintwork of vehicles parked underground. If left unaddressed, continual water ingress could compromise the integrity of the concrete and reinforcement, potentially leading to further complications down the line.

NCR removed the faulty drip trays, which had been previously installed in a bid to mitigate the excess water issue (not installed by NCR). The NCR team injected the joint with a waterproofing hydrophobic injection grout that fills the voids in the joints, eliminating water ingress and safeguarding the building from future damage.

PLANTER BOX WATERPROOFING PROJECT

NCR was engaged to reinstate the Waterproofing Membrane to approximately 100 square meters of planter boxes at an apartment complex on Kirra Hill. The scope of work consisted of the removal of existing vegetation and soil, the removal of the original waterproofing membrane and surface prep and the reinstatement of the new waterproofing system.

Hydro-Excavation was utilised to remove the soil and drainage gravel following the removal of all vegetation. NCR engaged experienced sub-contractors to carry out this portion of the works.

Once all vegetation on soil materials were removed the NCR team prepped all surfaces ready to install the Membrane system. All drainage points were cleared of roots, extra scupper holes were drilled into the planters to allow for greater drainage and a floor levelling product was applied to floor to ensure there were no low spots allowing for puddling. Once all the floor wall joints and cracks were routed, sealed and bandaged an Epoxy Primer was applied, followed by 2 Coates of a Class 3 High-Build Polyurethane Waterproofing membrane.

Once NCR had complete the Waterproofing of the all the Planter Boxes, handover of the project to a Landscaping firm took place for the reinstatement of new gardens to round out the projects for our clients.

BALCONY TILE AND MEMBRANE REPLACEMENT (NOV 2023)

NCR were engage to remove the existing tiles and membrane from a 100m2 Balcony in Coolangatta. The balcony formed part of the roof structure for the unit below and water ingress had started to cause damage in several areas of the residence.

Safety, as always was our major consideration given that the balustrade need to be removed in order to remove the existing tiles and membrane and then reinstall the new waterproofing and tiles. Utilising our trusted sub-contractors, a full scaffolding system was erected to insure the area was safe for work to commence. The system also provided protection from debris falling below toward other residences.

Demolition and grinding of the tile and membrane removed all reminisce of the previous membrane and following this all cracks were routed out & sealed and a full 3 coat membrane system was reinstalled. This included detailing of surface defects, bandaging to floor wall joints and the installation of a waterproofing upturn to the columns and floor wall joint to insure a watertight system. There previously had not been a skirting tile nor any upturn waterproofing applied to the floor wall joints and NCR identified this as a potential risk for water ingress.

Following the waterproofing system being installed the NCR team then laid 450 x 450 outdoor tiles in a neutral tone were reinstalled to the area and the balustrade was then reinstalled. A beed of uv resistant silicone was then applied to the top perimeter of the skirting tiles, balustrade feet and to the sliding doors where the tiling met the doors ensuring all possible areas for water ingress were addressed.

ROOFTOP SLAB - MEMBRANE & TILE REPLACEMENT

National Construction & Remedial (NCR) were contracted to remove and replace the existing tiles, dividing fence and roof membrane from a Broadbeach apartment building.

This job required more planning and coordinating due to the logistics of getting 200m2 of tiles and membrane, as well as a dividing wall off the rooftop. The NCR solution was to use a crane. The 200m2 of tiles and membrane was removed and loaded into crane safe bags and were lifted off the roof by a crane. To maximise time and money for our client we managed to utilise the crane to lift up the new tiles, grout, screed, waterproofing membrane materials and the new fence panels. The NCR team coordinated hire of the crane and traffic control, as well as ensuring the council permit and police permits were organised.

To combat water pooling issues on the roof, the NCR team created fall and drainage to move the rain water off the roof. A new polyurethane waterproofing membrane was applied. The roof top was finished off with modern neutral grey tiles and a white aluminium louver angled fence to divide the two apartments with roof top access.

The damaged concrete and delaminated render was remove where required & repaired using a high strength repair mortar. To protect the staircase surface from future concrete degradation an anti-slip & UV stable membrane was applied. Anti-slip yellow safety nosing was applied to the edge of each step to complete the repair.

Currumbin Roof Membrane Replacement

National Construction & Remedial (NCR) were contracted to remove and repair damaged concrete to the balcony soffit and parapet on a building in Tugan, Queensland. The building is located across the road from the beach and although the view is amazing, the wind and salt from the ocean has battered the building over the years.

Concrete spalling was removed and the exposed reinforcement was treated to protect from rust. The concrete was reinstated and the surface painted to match the colour and texture of the surrounding area.

This building is located very close to the ocean in Surfers Paradise, unfortunately over time the walkways have experience chloride ingress from being so close to the ocean which has lead to concrete cancer. Problem: The unit below was experiencing water ingress from the above unit's balcony floor / wall junction defective seal.

Repair was successfully carried out using hydrophilic injection grout to the garden bed (planter box) external wall movement crack. The wall surface was then rendered and repainted. This solution saves the need to dig out the garden bed thus saving money and time. This type of waterproofing solution can be used in a number of other applications, eg leaking basements, podium slabs and stairwells.

The delaminated pebblecrete was removed from the pool interior and the surface cracks and defected concrete were cut out and repaired. A new pebblecrete surface was applied.

Movement joints were cut into the existing roll over pebblecrete to allow movement to prevent future cracking. Sandstone tiles were laid around the pool to modernise the pools aesthetic appeal whilst being functional and slip resistant. A clear penetrating sealer was applied to the tiles to reduce the need for maintenance.

A concrete hob was built along the side of the pool near the rock feature to prevent rain water from running into the pool. Decorative pebbles were placed around the pool rock features to complete the renovation.
